01
Step 1 of 8
Get pre-approved
A pre-approval tells you how much you can afford and makes your offer stronger when you find the right home. Steve can connect you with trusted local lenders if you need a recommendation.

02
Step 2 of 8
Plan your down payment and closing costs
You don’t need 20 percent down. Many buyers purchase with 3 to 5 percent, and Colorado has first-time buyer programs that can help with a down payment. Closing costs usually run about 2 to 3 percent of the price; Steve gives you an estimate early so nothing surprises you.

03
Step 3 of 8
Choose where you want to live
Commute, schools and budget narrow the list quickly. Start with Broomfield or look through all the communities Steve serves, then tell him what you want nearby.

04
Step 4 of 8
Tour homes with Steve
Save searches on the home search and Steve schedules the showings. Before you tour together, you’ll sign a written buyer agreement that spells out his services and how he’s paid, and he’ll walk you through it line by line.

05
Step 5 of 8
Write a strong offer
Colorado uses a state-approved purchase contract with a schedule of deadlines for inspection, appraisal, loan and title. Steve explains each date, your earnest money and your options before you sign, then negotiates hard for your price and terms.

06
Step 6 of 8
Inspect the home
Once your offer is accepted, you hire a licensed inspector to check the home for major issues. If something comes up, Steve negotiates repairs or a credit before your inspection deadline.

07
Step 7 of 8
Appraisal, loan and title
Your lender orders the appraisal, the title company prepares the title commitment, and if there’s an HOA you’ll get its documents to review. Steve tracks each deadline so nothing lapses.

08
Step 8 of 8
Close and get your keys
Most buyers in the Denver metro close about 30 to 45 days after their offer is accepted, and a cash purchase can be quicker. On closing day Steve brings the Welcome Home sign for your picture.

Questions
Buyer questions
How long does it take to buy a home?
Most buyers in the Denver metro close about 30 to 45 days after their offer is accepted, and a cash purchase can be quicker. Finding the right home, the inspection and loan approval take the longest.
What should I do first?
Get pre-approved for a mortgage. It tells you what you can afford and makes your offer stronger. Steve can recommend trusted local lenders.
Do I need 20 percent down?
No. Many buyers put down 3 to 5 percent, and Colorado has first-time buyer programs that can help with a down payment. CHFA is a good place to start.
How is a buyer’s agent paid?
Before you tour homes together, you’ll sign a written agreement that spells out Steve’s services and how he’s paid. In many sales the seller agrees to cover some or all of it, and Steve explains your options before you sign anything.
What happens at the inspection?
You hire a licensed inspector to check the home for major issues. If something comes up, Steve negotiates repairs or a credit before your inspection deadline.
How much are closing costs?
Expect about 2 to 3 percent of the purchase price, covering the appraisal, loan fees and title insurance. Steve gives you an estimate early so there are no surprises.

Selling too?
Have a home to sell first?
If you own now, the timing of your sale matters as much as your purchase.
The Seller’s Guide covers pricing, preparation and how Steve lines the two closings up.
