Get pre-approved

A pre-approval tells you how much you can afford and makes your offer stronger when you find the right home. Steve can connect you with trusted local lenders if you need a recommendation.

Plan your down payment and closing costs

You don’t need 20 percent down. Many buyers purchase with 3 to 5 percent, and Colorado has first-time buyer programs that can help with a down payment. Closing costs usually run about 2 to 3 percent of the price; Steve gives you an estimate early so nothing surprises you.

Write a strong offer

Colorado uses a state-approved purchase contract with a schedule of deadlines for inspection, appraisal, loan and title. Steve explains each date, your earnest money and your options before you sign, then negotiates hard for your price and terms.

Inspect the home

Once your offer is accepted, you hire a licensed inspector to check the home for major issues. If something comes up, Steve negotiates repairs or a credit before your inspection deadline.

Appraisal, loan and title

Your lender orders the appraisal, the title company prepares the title commitment, and if there’s an HOA you’ll get its documents to review. Steve tracks each deadline so nothing lapses.
