Your Broomfield Home Value, in Seconds
Start with an instant estimate. When you’re ready to list, Steve walks through the house and prepares a full comparative market analysis.
Why it matters
Know your number before you need it
Home valuations give you knowledge that helps you plan for the future and make smart decisions. It’s good practice to stay informed about how much equity you have in your home, and how much you may be able to borrow against it or sell it for.
The instant estimate is a starting point. For the most precise number, ask Steve for a customized comparative market analysis built from recent sales near you.

Three ways to value a home
From a quick estimate to a price you can list at

01 · Online
Instant estimate
Automated models read public records and recent sales to give you a quick number. It’s a useful starting point, but it can’t see your renovations or what makes your home different.

02 · With Steve
Market analysis
Steve compares your home with similar homes that recently sold nearby, prices out the differences, and recommends a list price. He prepares it at no cost.

03 · For a loan
Appraisal
An appraiser’s independent opinion of value, usually ordered by a lender when a buyer takes out a loan or an owner refinances, based on an inspection and recent comparable sales.
When a valuation helps
Four times it pays to know your home’s value
Refinancing
Lenders base how much you can borrow on your home’s value, so knowing it tells you how much equity you have to work with.
Home improvements
See how your home compares with the neighborhood before you spend, so a project doesn’t take you past what buyers will pay.
A home equity line
Most lenders want at least 20 percent equity before you borrow against your home. A current value tells you where you stand.
Planning ahead
A new job, a growing family or a surprise: knowing your number helps you move quickly when life changes.
An online estimate can’t see the kitchen you just redid.
Questions
Home value questions
How accurate is the instant estimate?
It’s a good starting point. Automated estimates work from public records and recent sales, so they can miss renovations, unique features and condition. For a number you’d list at, ask Steve for a comparative market analysis.
What is a comparative market analysis?
A CMA compares your home with similar homes that recently sold nearby. Steve finds the closest comparable sales, prices out the differences between each one and your home, and uses the adjusted prices to recommend a list price.
How is a market analysis different from an appraisal?
A market analysis is Steve’s pricing recommendation for listing your home. An appraisal is an independent opinion of value ordered by a lender, usually when a buyer takes out a loan or you refinance.
Does it cost anything?
No. The instant estimate is free, and so is a comparative market analysis from Steve.
What affects my home’s value?
Location, size, age, condition and updates, plus recent sales of comparable homes nearby. Market conditions matter too: inventory, interest rates and how many buyers are looking.
How often should I check my home’s value?
Once or twice a year is plenty for most owners, and any time you’re considering a refinance, a home equity line, a major remodel or a sale.
