01
Step 1 of 8
Walk the house together
Steve starts with a walkthrough of your home and a conversation about your timing, your next move and what you want to walk away with. You leave with a plan.

02
Step 2 of 8
Price it with a market analysis
Steve prepares a free comparative market analysis from recent sales of similar homes nearby, adjusts for the differences, and recommends a list price and a strategy. Curious first? Start with an instant estimate.

03
Step 3 of 8
Prepare and stage
Not every home needs updates, but small ones like fresh paint, yard cleanup and minor repairs can make a big difference. Steve tells you which are worth it and gives you staging advice so buyers can picture themselves living there.

04
Step 4 of 8
Professional photos and video
Buyers meet your home online first. Steve arranges professional photography and video, and the homes on his Past Sales page show the standard.

05
Step 5 of 8
An open house for your neighbors
Steve can host an open house just for your neighbors. They know the street better than anyone, and they often know someone who wants to live on it.

06
Step 6 of 8
Go live and show it
Your listing goes to REColorado and from there to the major home search sites. Most sellers live at home while it’s on the market; it’s best to step out during showings so buyers feel comfortable looking around.

07
Step 7 of 8
Review offers and negotiate
Steve reviews every offer with you, terms as well as price, and negotiates fervently on your behalf. If the home isn’t selling, you look at price, marketing and buyer feedback together.

08
Step 8 of 8
Inspection to closing day
Buyers may ask for repairs or a credit after their inspection. Everything is negotiable, and Steve works through it with you. On closing day he brings the Time to Sellebrate sign.

Questions
Seller questions
How do you price my home?
Steve prepares a free comparative market analysis that shows what similar homes nearby have sold for, adjusted for the differences. It helps you price to sell quickly and for the best price the market will pay.
Do I need to make updates before listing?
Not always. Small updates like fresh paint, yard cleanup and minor repairs can make a big difference, and Steve will tell you which improvements are worth it.
How long will it take to sell?
Well-priced homes in good condition can sell in a few weeks, while others take 30 to 60 days or more, depending on the market and the season.
When is the best time to sell?
Spring and early summer are the busiest seasons, but homes sell year-round. Some sellers do well in winter, when there’s less competition.
Can I live in my home while it’s for sale?
Yes, most sellers do. You’ll keep it clean and ready for showings, and it’s best to step out while buyers are touring.
Do I have to fix everything the inspector finds?
No. Buyers may ask for repairs or a credit, but everything is negotiable, and Steve works through the requests with you.
